Rule 3135*. Sheriff’s Deed to Real Property, Sale for Costs Only, Acknowledgment of Deed (a) When the Sheriff sells real property in execution to the plaintiff for costs only, the Sheriff at the expiration of 10 days thereafter, if no petition has been filed to set aside the sale, shall execute and acknowledge before the Prothonotary a deed to the property sold. The Sheriff shall forthwith deliver the deed to the appropriate officers for recording and for registration if required. Confirmation of the sale by the Court shall not be required. *(b) Sheriff’s Return; Precede Acknowledgment of Deed. Writs of execution must be returned and filed before the acknowledgment of the Sheriff’s deed for the real estate sold by virtue thereof.
